Gather these documents before starting your application for the fastest pre-qualification. You don't need everything to start, but having most items ready speeds up the process significantly.
Priority: CRITICAL — Required to prove VA loan eligibility
Certificate of Eligibility (COE)
What: Proves your entitlement and remaining
benefit.
How to get it: Apply online at VA.gov or
your lender can request it (we can help).
DD Form 214 (Veterans)
What: Discharge papers showing service
dates and character of discharge.
Requirement: Must show honorable or general
discharge.
Active Duty Statement (Active Duty Personnel)
What: Statement of service signed by
commanding officer.
Must include: Service start date, current
status, and confirmation of eligibility.
NGB Form 22 or 23 (National Guard/Reserves)
What: Shows qualifying service periods for Guard/Reserve members.
Priority: CRITICAL — Used to calculate debt-to-income ratio
Most Recent 2 Years W-2 Forms
For W-2 employees. Shows annual earnings. If you changed jobs, include W-2s from all employers.
Most Recent 30 Days Pay Stubs
Must be recent. Shows current income and year-to-date earnings. Must include employer name and pay period dates.
Most Recent 2 Years Federal Tax Returns (if self-employed or commissioned)
Include all schedules. Especially Schedule C (self-employed) or Schedule E (rental income). We'll use a 2-year average.
Profit & Loss Statement (if self-employed, year-to-date)
Must be current. Shows business income/expenses for the current year. May need to be CPA-prepared depending on loan amount.
Additional Income Documentation (if applicable)
Include if you have: Social Security, pension, VA disability (can help qualification), alimony/child support (with proof), rental income (leases + tax returns).
Priority: HIGH — Shows you can cover closing costs and reserves
Most Recent 2 Months Bank Statements (All Accounts)
Include: Checking, savings, money market. Must show: Account number, complete statements (all pages), and no pages missing. Large deposits may require explanation.
Retirement Account Statements (if using for reserves)
401(k), IRA, TSP, etc. Most recent quarterly statement. Only 60% of vested balance counts toward reserves (due to early withdrawal penalties).
Gift Letter (if receiving gift funds)
Must state: Amount, donor relationship, no repayment required. Include proof of donor's funds and transfer documentation.
Explanation for Large Deposits (if applicable)
Any deposit over $1,000 may need a source explanation. Include documentation (bonus letter, sale receipt, tax refund, etc.).
Priority: CRITICAL — Required for identity verification
Driver's License or State ID
Must be current (not expired). Clear copy showing photo, name, address, expiration date.
Social Security Card or Proof
For identity verification. Copy of card or other official document showing full SSN.
Priority: CONDITIONAL — Depends on your situation
Purchase Contract (if buying)
Fully executed copy. Signed by all parties, with addendums. Needed once you have an offer accepted.
Current Mortgage Statement (if refinancing)
Shows current balance, rate, payment. Helps calculate savings and payoff amount.
Divorce Decree or Separation Agreement (if applicable)
Shows alimony/child support obligations. Needed if you pay or receive support.
Bankruptcy or Foreclosure Papers (if applicable)
Discharge papers. Usually need 2+ years since discharge (bankruptcy) or completion (foreclosure). Circumstances matter.
Homeowners Insurance Information (once under contract)

Fix: Include ALL pages (even blank ones). Must be dated within 60 days of application.
Mistake: $1,000+ deposits with no documentation.
Fix: Write a brief explanation + provide proof (bonus letter, sale receipt, gift letter, etc.).
Mistake: Pay stubs, bank statements, or IDs that are too old.
Fix: Use current documents. Pay stubs: 30 days. Bank statements: 60 days. IDs must not be expired.
Mistake: Assuming we can start without it.
