Understanding the basics before diving into exemptions
The VA funding fee is a one-time cost paid to the Department of Veterans Affairs to help offset the cost of the VA home loan program. It typically ranges from 1.4% to 3.6% of the loan amount, depending on your down payment and whether it's your first VA loan.

Subsequent use with $0 down

With 10%+ down payment

For disabled veterans exempt from the funding fee, the savings can be substantial. Here's what you'd save on common Nevada home purchase prices:

Nevada Veteran Advantage
Over 50,000 Nevada veterans have VA disability ratings and qualify for this exemption
The VA offers a complete waiver of the funding fee for specific groups of veterans and service members. Here's who qualifies:
Veterans receiving VA compensation for a service-connected disability are exempt. This includes any disability rating from 10% to 100%.
Veterans who would be entitled to receive disability compensation but are receiving retirement or active duty pay instead are also exempt.
Surviving spouses of veterans who died in service or from service-connected disabilities and who are receiving Dependency and Indemnity Compensation (DIC).
Veterans who have been awarded the Purple Heart for wounds received in combat are automatically exempt from the funding fee.
Service members who were on active duty for at least 30 continuous days immediately before being discharged due to a service-connected disability.
Surviving spouses who remarried on or after attaining age 57 and on or after December 16, 2003, remain eligible for the exemption.
You do not need a specific disability rating percentage to qualify for the funding fee exemption. Any VA disability rating — whether it's 10%, 30%, 50%, or 100% — qualifies you for a complete waiver of the funding fee. Even a 0% rating for certain conditions may qualify you.
Claiming your exemption is straightforward. Follow these steps to ensure your funding fee is waived:
Your VA disability award letter (also called a "Summary of Benefits" letter) is the key document. This letter shows your disability rating and confirms you're receiving VA disability compensation.
