Understanding Your VA Loan Entitlement

Your COE shows your entitlement amount—how much the VA will guarantee on your loan. Here's what you need to know.

Basic Entitlement

Every eligible veteran has a basic entitlement of $36,000. This is the minimum guarantee amount.

What this means:

The VA guarantees to cover up to $36,000 of your loan if you default, which reduces lender risk and allows 0% down payment.

Bonus Entitlement

Most veterans have additional bonus entitlement tied to local conforming loan limits (currently $806,500 in Nevada for 2024).

What this means:

With full entitlement, you can buy homes up to $806,500+ with $0 down in most Nevada counties (higher in high-cost areas).

Common Entitlement Scenarios

First-Time VA Loan User

You have full entitlement available. In Nevada, you can buy homes up to the conforming loan limit (~$806,500) with $0 down. For homes above this amount, you may need a down payment.

Previous VA Loan (Paid Off)

Once you pay off a VA loan and sell the property, your entitlement is restored. You can use your full benefit again for another home purchase with $0 down.

Note: If you refinance with an IRRRL, your entitlement remains tied to that loan until paid off.

Current VA Loan (Not Paid Off)

If you still have an active VA loan, you may have remaining entitlement available to buy another home. We can calculate your available entitlement and determine if you qualify for a second VA loan.

Example: If your first VA loan used $200,000 of entitlement, you may still have $600,000+ available for a second home (depending on limits).

One-Time Entitlement Restoration
